I think it would be beneficial to discuss why the corridor is located where it is. The basis for development was access to clean and high pressured water, higher and cooler areas where summer homes of the rich often were built and a good distance from industrial locations and the workers that were employed by them. Columbia is an outlier to all of these since it was built after the development pattern was established. I agree that the proximity to DC is a requirement of success (as I am a product) and I agree with Bill that Rouse understood this and thus it was no accident. I also thing for Columbia to be a successful outlier it had to be large. A community 1/2 the size may not have been a magnet and development may have been delayed. Not as much residential as commercial. Columbia also had to have access to transportation.
